Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is a heavy payment. Yet buyers kept showing up across the Primary market.

The Real Estate Data Aggregator counted 686 homes sold across the Primary market in the three months ending August 31, 2026. That is up 3.3% from the same months a year before. Demand held even with higher rates.

The Real Estate Data Aggregator shows only 539 homes were for sale across the Primary market. That is down 8.8% from a year before. Fewer choices can push buyers to move faster and price more carefully.

New listings fell 4.1% too, according to the Real Estate Data Aggregator. Fewer sellers came to market. That kept supply tight. Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million in September 2026, with prices up 1.3% year over year.

Real Estate Data Aggregator counts for the three months ending August 31, 2026. Both ZIP codes saw strong price gains year over year.

ZIP 94542 saw the biggest price gain. The Real Estate Data Aggregator put the median at $1,425,000, up 10.1%. But only 28 homes sold there, down 22.2%. A smaller pool means each sale moves the number more.

What rates mean for timing right now

Freddie Mac also reported the 15-year fixed rate at 6.73% as of October 8, 2026. Higher payments slow some buyers. But the Primary market's pending sales still rose to 702, up 0.6%, according to the Real Estate Data Aggregator.

Nationally, pending home sales fell 4% from a month earlier in September on a seasonally adjusted basis, according to reporting on that period. The Primary market held steadier than that national picture.

Nationally, 14.5% of homebuying deals fell through in September, the highest share on record, according to that same reporting. That is a real caution. Pricing and preparation matter more when deals are more likely to unravel.

In short
  1. The Real Estate Data Aggregator counted 686 homes sold across the Primary market in the three months ending August 31, 2026, up 3.3%, even as inventory fell 8.8% and Freddie Mac put the 30-year rate at 7.40%.
  2. Demand is still there.
  3. But with fewer listings and tighter supply, pricing and timing carry more weight than they did a year ago.
  4. Not every ZIP code moved the same way, and one street can read very differently from the ZIP code around it.
