Sales rose even with fewer listings across the Primary market
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is a heavy payment. Yet buyers kept showing up across the Primary market.
The Real Estate Data Aggregator counted 686 homes sold across the Primary market in the three months ending August 31, 2026. That is up 3.3% from the same months a year before. Demand held even with higher rates.
The Real Estate Data Aggregator shows only 539 homes were for sale across the Primary market. That is down 8.8% from a year before. Fewer choices can push buyers to move faster and price more carefully.
New listings fell 4.1% too, according to the Real Estate Data Aggregator. Fewer sellers came to market. That kept supply tight. Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million in September 2026, with prices up 1.3% year over year.
How each ZIP code read in the three months ending August 31, 2026
The six ZIP codes each told a slightly different story. Here is what the Real Estate Data Aggregator counted for each one.
| 94513 | 94561 | 94565 | 95376 | |
|---|---|---|---|---|
| Median sale price | $768,000 | $677,000 | $578,750 | $570,500 |
| Homes sold | 211 | 115 | 140 | 110 |
| Median days on market | 30 | 41 | 22 | 28 |
| Sale to list price | 99.1% | 100.3% | 100.5% | 99.2% |
| Months of supply | 2.3 | 2.6 | 2.6 | 2.5 |
ZIP 94513 led all six in homes sold. The Real Estate Data Aggregator counted 211 sales there, up 26.3% from a year before. The median price dipped a little, down 2.8% to $768,000. Not every number moves the same direction at once.
ZIP 94565 had the fastest median pace. The Real Estate Data Aggregator put it at 22 days on market, 4 days shorter than a year before. More than 4 in 10 homes there sold above list price.
ZIP 94561 took the longest. The Real Estate Data Aggregator counted a median of 41 days on market, 8 days longer than a year before. Buyers there had a little more room to think.
| 94542 | 94546 | |
|---|---|---|
| Median sale price | $1,425,000 | $1,100,000 |
| Price change year over year | +10.1% | +9.7% |
| Homes sold | 28 | 82 |
| Median days on market | 25 | 15 |
| Sale to list price | 102.2% | 104% |
| Sold above list price | 50% | 62.2% |
ZIP 94542 saw the biggest price gain. The Real Estate Data Aggregator put the median at $1,425,000, up 10.1%. But only 28 homes sold there, down 22.2%. A smaller pool means each sale moves the number more.
ZIP 94546 was the tightest market. The Real Estate Data Aggregator counted just 1.8 months of supply. The median was 15 days on market. More than 6 in 10 homes sold above list price.
What rates mean for timing right now
Freddie Mac also reported the 15-year fixed rate at 6.73% as of October 8, 2026. Higher payments slow some buyers. But the Primary market's pending sales still rose to 702, up 0.6%, according to the Real Estate Data Aggregator.
Nationally, pending home sales fell 4% from a month earlier in September on a seasonally adjusted basis, according to reporting on that period. The Primary market held steadier than that national picture.
Nationally, 14.5% of homebuying deals fell through in September, the highest share on record, according to that same reporting. That is a real caution. Pricing and preparation matter more when deals are more likely to unravel.
- The Real Estate Data Aggregator counted 686 homes sold across the Primary market in the three months ending August 31, 2026, up 3.3%, even as inventory fell 8.8% and Freddie Mac put the 30-year rate at 7.40%.
- Demand is still there.
- But with fewer listings and tighter supply, pricing and timing carry more weight than they did a year ago.
- Not every ZIP code moved the same way, and one street can read very differently from the ZIP code around it.
